Full Access Statement

Introduction: We are a 6 room licensed guest house run by a husband and wife team. Two bedrooms and a single room are on the second floor and Three doubles are on the first floor. We do not have ground floor bedrooms. The following information is to outline our provisions for guests.

Pre Arrival: We are sited less than half a mile from the coach and train station and we offer free pick up service from there if this is pre booked with the reservation. There is a taxi rank outside the stations should this be required. Although only half a mile from the town centre, it is the quieter area of Paignton. Arrival & Parking: All guest are asked for their estimated time of arrival at the point of when they make the reservation. We can be summoned by use of the bell sited at the front door. There is a car park to the front of the building with room for Four cars. The roads outside the guest house are not yellow lined and parking there is not time limited. The car park has a slight incline but there is no steps. The entrance door is wheelchair friendly 85cm in width, the entrance hall and stairs have 24 hour lighting and the parking area is well lit in the hours of darkness. We are able to assist guests to the rooms with luggage if required. Refreshments are made available on arrival.

Main Entrance and Reception: The front door is the only entrance and is protected by a security lock and access can only be obtained with a key from the outside. Exit from the inside does not require a key. The reception hall leads off into the lounge, dining area and bar with no steps between rooms on this level. All door widths on this level are 82cm. Guests are welcome to relax in the lounge before being shown to their rooms on request. Seating for 9 people. We require guests to fill in a registration form, this is in their designated room and passed to the proprietor when completed.

Internal Public Areas: Our ground floor consists of lounge, dining area, reception hall and bar. The first floor, (assist grab rail fitted to stairs and risers at a height of 18cm) consists of a Twin/superking double room, Two double rooms and they are all en suite. The private facilities are lockable so they cannot be used by other guests. There is a public w c on this floor. The second floor consists of a room with a king bed , a double room with a king size double and sea views and they are all en suite. The other room is a single with double bed. All areas (with the exception of bathrooms and wc )are fitted carpets.

Dining Room: Dining tables are set out to requirements and can be adjusted to seat Two, Four or Six people. Highchairs are available on request. The dining area leads to a large garden and dining outside can be accommodated. The dined area has a maximum capacity of sixteen people. The seating is all chairs with no arms and background music is played during service. Menus are provided and orders taken at the table. Most diets catered for.

Laundry: If required, laundry can be done by the proprietors but no liability is accepted.

Shops: The nearest shop is a licensed mini mart selling most produce within a five minute walk. The main shopping precinct in the town is approx half a mile away.

Leisure Facilities: The beach is a five minute walk and is next to the harbour which has pleasure sailing and sea fishing charters. A leisure complex with pool, gym and rifle range is less than a mile away. Further details of other facilities can be requested in brochure form and posted to guests prior to arrival. Some facilities are listed on the website.

Bedrooms: All rooms are centrally heated and quests have control of temperature via thermostatic controls on the radiators. All rooms have hair dryers, bedside lamps, led alarm clocks, 32 inch colour t v, dvd and access to a library of dvds, and freeview installed. There is also free wireless internet connection. Refreshment making facilities are provided in all rooms with complimentary biscuits. Bottled water is available to guests free of charge. All beds have duvets and extra blankets and pillows are situated in the rooms should they be needed. All rooms have fridges installed. All rooms have hanging wardrobes and bedside cabinets. All with dresser facilities.

First Floor:
Bedroom 1, to rear of building with Twin or Superking bed, en suite, fridge, Two chairs and Two seat sofa. Some sea views. Bedroom 2, Double en suite to front of building with Two chairs. Bedroom 3, Superking Double/Twin en suite to front of building with One chair and Two seater sofa.

Second Floor
Bedroom 4, Single room with sea views, double bed and One chair. Bedroom 5, Large double to rear of building with super king bed, en suite, panoramic sea views, Two seater sofa and one easy chair. . Bedroom 6, room to front of building with king size double bed, en suite and Two chairs.

Grounds and garden: To the front of the building is the car park. The rear garden is accessed through the bar/dining area and consists of a large decked area with seating for Seven and table with parasol. The landscape area has Two swing seats, and Two table with parasols and seating areas adequate for Eight people. The garden is lit at night and guests can take meals and drinks into it. There is access to music in the garden area which we ask guests to moderate.

Additional Information:
We are fully no smoking within the building but guests may smoke in the garden.
We do not accept dogs with the exception of guide dogs.
An information pack in each room gives details of emergency services and information of the surrounding area as well as contact numbers for proprietors.
There is a medical centre on Dartmouth road less than quarter of a mile away who will see holiday makers/guests without an appointment or registration.
New fire alarm system installed in 2007.
Fridges  provided in rooms for guests use.
A wide an varied choice of evening meals are available and chosen from a menu or the daily specials.
Head phones are available for guests should they be required.
Lounge area has large flat screen TV.
Fans can be provided on request.
